They are not. First, is your home actually in a conservation area?
City of Doncaster Council has designated more than 40 conservation areas across the borough. They are not confined to the town centre — they stretch right out into the villages. The most likely to affect a solar enquiry include:
- **In and around the town:** Bennetthorpe, Thorne Road, Town Field, South Parade, High Street, Market Place, Christ Church and St George's (around the Minster).
- **Villages and outlying areas:** Bawtry, Tickhill, Conisbrough, Sprotbrough, Warmsworth, Old Cantley, Wadworth, Loversall, Braithwell, Brodsworth, Cusworth, Hooton Pagnell, Campsall, Burghwallis, Hickleton, Marr, High Melton, Old Edlington, Finningley, Fishlake, Thorne, Hatfield (High Street and Manor Road) and Woodlands.
If you are unsure, the council's interactive heritage map will confirm whether your specific address sits inside a designated boundary — and whether it is also listed, which changes things again. A property can be both.
The 2026 permitted development rules — and why heritage homes are the exception
For most Doncaster homes, installing roof-mounted solar is "permitted development" — no planning application needed. The rules were relaxed further in recent years: panels may now project up to 300mm from a pitched roof slope (up from 200mm), can cover up to 70% of the roof area, and on flat roofs may sit up to 0.6m above the highest part of the roof. Here is the crucial catch for heritage homes: those relaxations do not remove the conservation-area and listed-building restrictions. The heritage exemptions are unchanged. So within a conservation area, the rule that matters most is about which slope the panels go on:
- **Rear or side roof slopes** that do **not** face a highway usually remain permitted development, provided the panels sit low-profile and there are no other constraints. This is the good news for most people — a great many conservation-area homes can go solar with no application at all.
- **Front or highway-facing slopes** in a conservation area generally **do** need planning permission, because visibility from the public realm is exactly what the designation protects.
So a Sprotbrough house whose rear slope faces south, away from the road, is often straightforward. A Bawtry frontage on the Market Place is not.
Listed buildings: always get consent
If your property is listed — and Doncaster has plenty, from Conisbrough Castle's surrounds to Georgian frontages in Bawtry and Tickhill — the position is stricter. Any solar installation, roof or ground-mounted, requires listed building consent, regardless of the permitted development changes. Historic England assesses these case by case, and consent is not guaranteed. It is a criminal offence to carry out unauthorised works to a listed building, so this is not a corner to cut. A well-designed, discreet scheme on a hidden slope can still succeed — but it must go through the proper route.
Article 4 Directions: when even the back roof needs permission
Some of the most sensitive conservation areas carry an Article 4 Direction. This is a tool a local planning authority uses to remove permitted development rights that would otherwise apply — so within an Article 4 area, you may need planning permission even for panels on a rear slope that would normally be exempt. Before quoting any job in a designated area, we check whether an Article 4 Direction is in force, because it fundamentally changes what is possible. Never assume; always verify with the council for your exact address.
Heritage-friendly options that keep planners (and neighbours) happy
When a standard rail-mounted, on-roof array is unlikely to be approved, there are genuinely good alternatives:
- **In-roof (integrated) panels** sit flush within the roof, replacing tiles or slates rather than sitting proud of them. On a slate or pantile roof typical of Tickhill or Sprotbrough, an in-roof array reads as part of the roof and is far more likely to gain consent.
- **All-black, low-profile panels** with black frames and mounting hardware are much less obtrusive on a traditional roof than silver-framed modules.
- **Careful siting** on an outbuilding, garage or a rear/garden-facing slope keeps the historic frontage untouched.
- **Ground-mounted arrays** within the curtilage can sometimes work where roof options are limited, though they have their own size limits and may still need permission in a conservation area.

What solar actually costs — and what it generates in Doncaster
Doncaster's roughly 1,400 annual sunshine hours and largely flat eastern terrain make for solid, predictable generation. A typical 4kW system (around nine or ten of today's ~440W panels) generates roughly 3,400–3,800 kWh a year here. Honest 2026 price ranges, fully installed:
- **3kW system:** £5,000–£6,000
- **4kW system:** £6,500–£8,500
- **5kW system:** £8,000–£10,000

Heritage constraints can mean a smaller array than you might fit on an unrestricted roof, so the honest figures above matter — a discreet rear-slope system is often 3–4kW rather than a maximum fill.
Grants, export payments and the "free solar" myth
Let us be straight, because there is a lot of misinformation online:
- **There is no general "free solar" scheme.** If an advert promises free panels to any homeowner, treat it with suspicion. **ECO4** and the **Great British Insulation Scheme** are tied to income, benefits and EPC ratings, and most owner-occupiers do not qualify. The **Warm Homes / Home Upgrade** schemes are council- and eligibility-gated too.
- **The Smart Export Guarantee (SEG)** pays you for surplus power you export. You need an MCS-certified install (which is exactly what we provide) to be eligible. Rates vary widely by supplier in 2026 — roughly 4p to 16p per kWh — with Octopus and E.ON among the more competitive. Do not let anyone promise you a headline rate as a certainty; it depends on your chosen supplier and tariff.
- **The EV chargepoint grant** is worth **£500** and is **only** for people in flats or rental properties, plus landlords — standard homeowners have not been eligible since 2022. Getting connected: the grid and your DNO
Every solar and battery install needs to be notified to (or approved by) your Distribution Network Operator.
