When Does Your Home Need a Rewire?

The electrical wiring in your home has a finite lifespan. Most UK homes with wiring over 25 to 30 years old are approaching or past the point where a rewire should be seriously considered. The insulation on older cables deteriorates over time, connections loosen, and the original installation may not have included the safety features now required by the current BS 7671 wiring regulations. If your home still has rewirable fuses, old-style round-pin sockets, fabric-covered cables, or a consumer unit without RCD protection, these are all strong indicators that a rewire is needed.

Common signs that your wiring may be unsafe or outdated include lights flickering without obvious cause, a burning smell from sockets or switches, fuses blowing or circuit breakers tripping regularly, sockets that feel warm to the touch, or visible damage to cables. If an EICR inspection has flagged C1 or C2 codes on your installation, remedial work or a full rewire may be the recommended course of action.

A full rewire involves replacing all the fixed wiring in the property, from the meter to every socket, switch, and light fitting. The work includes installing a new modern consumer unit with MCB and RCD protection, new cables run through the walls, ceilings, and floors, new back boxes for sockets and switches, and proper earthing and bonding to current standards. A full rewire for a typical 3-bedroom semi-detached house takes 5 to 7 working days and costs between £3,500 and £5,500 in Yorkshire, depending on the size and complexity of the property.

New Build Electrical Installations

Building a new home or undertaking a major renovation project requires a complete electrical installation designed from scratch. Amppro Electrical provides first fix and second fix electrical services for new builds, conversions, and major renovation projects across Yorkshire. We work alongside builders, architects, and project managers to deliver installations that meet Building Regulations Part P, current BS 7671 wiring regulations, and your specific requirements for socket positions, lighting design, and smart home integration.

First fix involves installing the containment, cables, and back boxes before the walls are plastered and floors are laid. This is the critical stage where the layout of every circuit, socket, switch, and light position is established. Second fix takes place after plastering and decoration, when we fit the consumer unit, sockets, switches, light fittings, and make all final connections. We then test and certify the complete installation, providing the electrical installation certificate required for Building Regulations sign-off.

For new builds, we recommend planning for future energy needs from the outset. This includes provisioning for solar panel installation, battery storage, and EV charger circuits. Running the necessary cables and providing spare ways in the consumer unit during the build phase is far cheaper than retrofitting later.

Extension & Loft Conversion Wiring

Extending your home, whether with a single-storey rear extension, a two-storey side extension, or a loft conversion, requires new electrical circuits to be designed and installed to current standards. This is notifiable work under Building Regulations Part P and must be carried out by a qualified electrician registered with a competent person scheme. Amppro Electrical handles the full electrical package for your extension, from design through to testing and certification.

We coordinate with your builder to ensure cables are installed at the right stage of the build, sockets and switches are positioned exactly where you want them, and the existing consumer unit has sufficient capacity for the additional circuits. If your current consumer unit cannot accommodate the new circuits, we upgrade it as part of the extension project. We also install dedicated circuits for kitchen appliances, underfloor heating, and any other high-demand equipment specified in your extension plans.

For kitchen extensions, we typically install multiple ring circuits for sockets, dedicated radial circuits for ovens, hobs, and extractors, lighting circuits with dimming where required, and connections for integrated appliances. For loft conversions, we provide socket circuits, lighting (including emergency lighting if required for the new staircase), and smoke detector wiring. Every extension installation is tested and certified, giving you and your building control officer full confidence in the safety of the work.
