An Electrical Installation Condition Report (EICR) is a legal requirement for all privately rented properties in England. Failure to comply can result in fines of up to £30,000. Here is everything landlords in Yorkshire need to know.

What Is an EICR?

An EICR is a thorough inspection of all the fixed electrical installations in a property — the wiring, sockets, switches, consumer unit (fuse board), and any fixed equipment such as showers and extractor fans. A qualified electrician inspects every circuit, checks for deterioration or damage, and tests that all protective devices operate correctly.

The report classifies each observation as C1 (Danger Present — immediate action required), C2 (Potential Danger — urgent action required), C3 (Improvement Recommended — no immediate action needed), or FI (Further Investigation Required). An EICR is Satisfactory only if there are no C1 or C2 codes.

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to ensure electrical installations are inspected and tested at least every 5 years, obtain an EICR from the inspector, provide copies to existing tenants within 28 days and to new tenants before move-in, provide copies to the local housing authority within 7 days of request, and complete any remedial work recommended within 28 days.

How Much Does an EICR Cost?

Typical EICR prices in Yorkshire in 2026: a 1-bedroom flat costs £90 to £140, a 2-bedroom property costs £120 to £180, a 3-bedroom property costs £150 to £220, a 4-bedroom property costs £180 to £260, and a 5+ bedroom property costs £220 to £320.

What Happens If Your EICR Is Unsatisfactory?

If your EICR identifies C1 or C2 codes, you have 28 days to have remedial work completed (or immediately for a C1 indicating imminent danger). Common remedial works include consumer unit replacement, rewiring of certain circuits, earth bonding installation, and replacement of damaged accessories.
